Tax Strategy
Rental income can be a great source of income, but navigating its tax implications can be challenging. Residential property is not the only rental opportunity; commercial and holiday lettings offer significant opportunities for the wise investor.
Capital Gains Tax (CGT) Considerations & Reporting
Navigate CGT complexities to ensure your assets work harder and smarter for you. We ensure that you don’t miss reporting deadlines following the disposal of a capital asset. The reporting deadlines are tight and a proactive approach ensures that tax exposure is minimised and compliance is achieved.
Stamp Duty Planning
Stamp duty can be a significant cost in property transactions. Stamp duty planning is a complex area, and it is always best to seek professional advice so that you are not paying more stamp duty than is necessary. The rules are complex and can be misinterpreted by the uninformed investor.
ATED (Annual Taxation on Enveloped Dwellings)
If residential property is owned via a limited company and has high value i.e. more than £500,000 it can be subject to an annual taxation charge which is value dependent ranging from £4400 to £287,500. There are significant exemptions and working with an experienced accountant that understands these will minimise your exposure to these significant costs

Introduction of Making Tax Digital
If you’re a landlord or sole trader whose annual taxable turnover is £50,000 or more, you need to be ready to submit your digital returns from April 2026. By 2027, this applies if you are earning over £30,000 or above per year. That means you should start making the switch to digital with plenty of time to prepare your returns. Frequently Asked Questions
Common questions asked by prospective clients.
Accounts and tax can be complicated and you're likely to have lots of questions. Many questions will be specific to your circumstances, so please do get in touch with us for a free consultation so that we can give you tailored answers.
Are you the right accountant for my business?
Choosing an accountant for your business is a very personal decision as your accountant will get to know your business inside-out. You need someone you can trust.
We believe the best way to see if we’re the accountant for you and your business is to schedule in a discovery call or meeting so that you can meet the team and see if we’re a good fit for each other.
We work with individuals and businesses of all types, and we are extremely proud of our client feedback.
How easy is it to change accountants?
If you’re looking to change accountants, then moving over to us couldn’t be simpler. All it takes is one letter from you and then we take care of everything else.
Is your current accountant pro-active? Do they provide an excellent service and offering you a fair rate? Are they easily contactable, flexible and offer unlimited contact at no additional cost?
If you answered ‘no’ to any of these questions, or just want to explore your options, then give us a ring. We offer a free no obligation consultation there’s no need to make any rushed decisions.
What is a pro-active accountant?
Our team goes beyond traditional financial reporting and compliance tasks to actively anticipate and address the financial needs of our clients. Instead of simply reacting to financial data and transactions, our team takes a forward-thinking approach to provide valuable insights, strategic advice, and proactive solutions.
How much do you charge?
We understand that price is important to our clients. That’s why we provide clear, transparent, and consistent pricing. Our prices are competitive, and a reflection of the quality accounting services we provide.
Every client is different, so we start by arranging a free, no obligation call to understand more about you and your business. We will ask about your current situation and your future goals, along with any challenges you are facing. Once we understand the level of support you need, we then send you a detailed proposal outlining our fees and services, so you know exactly what you are paying for.
How are fees structured?
We do not quote low just to get your business for the first year and then raise the fees. We want you as a long-term client who trusts us to do what we say we will do at a fair price.
We send you a proposal based on what we anticipate being a fair fee for the services and value provided. We do conduct annual fee reviews but would only anticipate normal inflationary increases if the work involved remains the same.
We spread the cost of our accountancy services over the financial year to assist with your cash-flow.
'Heriot Hughes were recommended to me by another of their clients over a year ago and I couldn't be happier with the services. The whole team is patient, friendly and most of all they know how to help and support a small business like mine, with quite a complex accounting process. They have made the transition from Sole Trader to Limited company seamless and I look forward to collaborating with them in the years to come.'
